House Rules
RENTAL RULES, REGULATIONS & SPECIFICS
We expect the majority of our Guests to be very respectful of our property, as this has been our experience. Yet, because of the rare disrespectful Tenants lacking in common sense, we have also experienced, we have been forced to establish our strict policy below:
1. Smoking is allowed outside only, butts disposed of properly and not flicked into rock gardens.
2. Respect the neighbors: This is a quiet family area, absolutely NO PARTIES, or other “events” which invite numbers of people. Normal Guest gatherings are expected (especially BMT graduates & family gatherings), yet, please know that any loud parties will result in a police visit. The neighbors have our phone number and will notify us of any loud events beyond normal noise level gatherings. We will know and will react accordingly. No more than 8 people at a time in the home at any given time.
3. People other than those in the Guest party (specified number set forth in booking) may not stay overnight in the property, unless previously approved by property manager. Any other person in the property is the sole responsibility of Tenant.
4. Please have children of bedwetting age sleep on the fold-out bed which is stored in the master closet.
5. As per San Antonio Code: there is no overnight sleeping in the outdoor areas. The maximum number of adults occupying the short-term rental is two per room (bedrooms and living rooms.
6. The home owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The homeowners are not responsible for the loss of personal belongings or valuables of the Guest. By accepting this reservation, it is agreed that all Tenants are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
7. Keep the property and all furnishings in good order.
Do NOT place luggage on top of furniture. Any damage to finish will be charged to Guest accordingly. Luggage racks are provided in rooms. Damage to furniture will result in loss of deposit, most likely, in full and quite possible additional charges.
8. Only use appliances for their intended uses.
9. If you use the outdoor grill and grill utensils, you are responsible for the cleaning of it before your check-out date. There is a cleaning fee of $50 for our staff to clean the grill if found dirty. This will be deducted from your deposit accordingly. The cleaning of grill and grill utensil is NOT included in your cleaning fee.
10. ABSOLUTELY NO PETS (yours or your friends) in house, or on property grounds. This is a Pet-Free property for the sake of any Guest with allergies, and neighbors. Loss of 100% of deposit will result in this situation, as we will require additional extensive cleaning for future Guest.
a. Acception: One cat allowed. Please keep littler box in garage
11. Parking is limited to 2 vehicle(s) and are to be parked (1 or 2) in front of the house and (1) in garage only, if the property includes the use of garage. Do NOT park in front of mailboxes, as postman will not deliver the mail. If parking in front of house is not available, know that parking is legal anywhere along the street (please keep to front of house when possible).
12. Security Cameras: Each property has outdoor and garage indoor (to monitor garage door closure) security cameras. Do NOT unplug any cameras for any reason. Doing so may result in a service call by our technician, resulting in charge.
13. Housekeeping: There is no daily housekeeping service. Linens and bath towels are included in the unit for use during your stay. Washer and dryer are available in the garage for your use.
2 Week + Rentals:
a. Soaps and paper products are not provided.
b. Please do NOT use any fragrant laundry detergent/products, as we host some Guests very sensitive to chemical fragrances. No Dryer Sheets. Please keep it Natural/chemical free (for your health as well).
c. Keep the home in clean and good care condition. The home must be cleaned at least weekly.
d. Keep all food crumbs be cleaned from surfaces at all times. This prevents roach and ant infestations which is key for this property. If this is not upheld during your stay and we need to hire an exterminator, you will be billed accordingly to their charges.
e. All furniture will be kept in good order with no damage to finish or fabric. Please avoid any spills or stains.
f. You may request additional cleaning by texting Isabel Vargas at (210) 825-7375, for a minimum charge of $135 paid directly to Vargas Cleaning. No other cleaning service is allowed, as they know the home and items.

14. Trash: The trash pick-up day will be noted in the Welcome binder in the home. Please make sure your trash is placed in the barrels in the ally which are accessible through the garage door.
15. STRICT THEFT POLICY: A COMPLETE ACCOUNT OF ITEMS IS MADE and Photos are taken of contents in the home by housekeeping for records between each rental (we count). Please note that missing items, such as towels, paintings & decorative items, etc… WILL be charged out of the deposit, or dealt with legally at owner’s amount of valuation. For this reason, do NOT rearrange decorative items in house (beyond normal intended use). Replacement of missing or damaged items is owner’s responsibility at Guest’s expense.
We reserve the right to decline the return 100% of deposit if owner sees fitting due to ANY theft. DO NOT TAKE/REMOVE ANYTHING FROM PROPERTY. Everything is checked before deposit is returned. WE WILL REPORT AND FILE CHARGES AND PROCECUTE FOR THEFT of any kind. Missing remotes are charged to deposit at $150 for replacement charge. We will communicate with you about missing items before charged to deposit.
16. Carpet Floors: Please respect the Carpet floors by removing shoes, and make sure no wet feet track in.
17. Absolutely NO Fireworks!
Exhibit B: CHECKOUT POLICY
Before you leave, we just ask a couple of things to help our housekeeper prepare for our next Tenants and to keep the cleaning fee at a minimum.
• Please separate recycles and take all trash, including bathroom trash bags, out to the trash cans. They will be located in the garage, or most likely, in alley beyond garage door (use garage door opener on wall).
• Please load all dishes into the dishwasher and run it on the normal cycle, or wash by hand and leave to dry in sink rack. Dirty dishes may result in $25 additional charge.
• Please turn the heat down to 58º F in the winter (if used), and please turn the A/C up to 85º F in the summer.
• Please lock all doors (keyed and coded), close and lock all windows, and turn all lights (incl. porch) off. Do NOT leave home unlocked in any manner.
• Place the garage door remote on entrance table. Again, missing remotes are charged to deposit at $150 for replacement charge.
